Should I paint my terracotta roof instead?

We generally advise against it. Terracotta breathes, and paint traps moisture and eventually flakes, committing you to repainting forever. A clean plus biocide treatment — with a clear glaze if you want the shine — keeps the tile doing what it was made to do.

How long before the moss grows back?

With a proper biocide treatment rather than a plain wash, most roofs stay clear for several years. Heavily shaded southern faces in cold, damp towns like Armidale regrow sooner, so we'll flag those areas and can schedule a light re-treatment.

Will pressure cleaning break my old tiles?

Not at the pressure we use. We test a patch first, work at a set distance and keep the lance off ridge lines and chipped edges. Any tile already cracked is identified and replaced rather than hit with water.
